work on the new South Side Tower development in south St. Louis city. Construction completion is targeted for June 2007.
To date, nine of the 13 condominiums, including the penthouse suite, have sold and a chiropractor has signed a lease to occupy an office on the second floor. Commercial space is still available at the street level. Thirty percent of the residential space at South Side Tower was sold in the first week of its grand opening on April 27, 2006.
Formerly the old South Side National Bank, the historic art deco building is being redeveloped by The Lawrence Group and West End Realty into 13 modern condominiums. The project is the centerpiece of the planned mixed-use Grand View Point Development at Grand and Gravois. Construction management on the development is being provided by The Lawrence Group Projects.
Condo amenities include energy efficient heating and air-conditioning, hardwood laminate flooring, contemporary cabinets, stainless steel appliances and stone bathroom floors. The sales price of the 2026-square-foot ninth floor penthouse before upgrades was $399,900. The third through eighth floor condos range from $159,900 to $209,900.
The South Side Tower development includes a rooftop deck, secured resident entry in the restored lobby, private enclosed resident parking and separate commercial parking, high-speed wireless Internet, and fire safety and sprinkler systems throughout the building.
The South Side National Bank, built in 1928 and listed in the National Register of Historic Places, is a rare example of St. Louis high-rise Art Deco architecture. The 10-story limestone building is adorned with eagles, lions and bas relief detailing. The building will be restored according to historic guidelines in order to qualify for state and federal Historic Rehabilitation Tax Credits. The project will also receive Missouri Brownfield Remediation Tax Credits and Tax Increment Financing (TIF) from the City of St. Louis.
